Project Summary

  • Copped Hall Estate (circa 2,000 acres)
  • Estate largely within the greenbelt 
  • Site includes a number of tenanted farms and associated buildings 
  • Epping Sports Club included as part of the estate and previously allocated for residential development in the emerging Local Plan

PDI Activities & Achievements

  • Comprehensive political audit prepared at the due diligence stage identifying constraints and opportunities with the estate from a community and political perspective
  • Helped promote the wider strategic land within the Copped Hall Estate and work with Epping Sports Club on their allocation in the draft Local Plan
  • Built a strong working relationship with the Sports Club committee to ensure their support for the development of their site and re-provision on an alternative site
  • Liaison with Sport England and the Essex Cricket Board to secure letters of support for the re-provision of the Sports Club on a new site
  • Engagement with Epping District Council, Epping Town Council and the Epping Society over the Local Plan allocation
  • Monitoring of the Local Plan and Neighbourhood plan process to ensure client is kept fully up to speed and our strategy reflects the latest developments
  • Helping Lands Improvement to build relationships with the local community including facilitating and attending meetings with local schools and community groups
